01Scope of work

03Materials

04Timeline and delays
Dates are good-faith estimates. Weather, inspections and material lead times can move them. The provider will tell the client promptly if dates change.
05Insurance and liability
The provider carries liability insurance and is responsible for its own workmanship. The provider is not responsible for pre-existing defects or for work done by others.
06Changes and disputes
Any change to scope or price must be agreed in writing by both parties. If a dispute arises, both parties will try to resolve it directly before taking any formal step.
07Materials and footings
Decking material, railing and footing depth are as specified and to code. Hidden obstacles such as utilities, rock or roots found during digging are quoted before work continues.
08Permits and property lines
The client confirms property lines and any HOA approval. The provider pulls permits if agreed; setback or boundary disputes are the client’s responsibility.
